To all of the undergraduate and graduate students looking for somewhere quiet and spacious to live, here is what you should know...
- My apartment was infested with fleas, mildew, and roaches when I moved in. I had to buy 4 of my own pest removal solutions to get rid of them and it took 6 months
- In the last 2-3 months, management has entered every apartment building for 10 days. You will get a 24 hour notice, but if you are on anything other than a 8-5 schedule (I am in medicine and work... evening and nights frequently), they will enter regardless or you can pay $$ to have them reschedule. They claim these are to check for pests, cleanliness, etc. but nothing will actually be done about those issues if they come up. You can expect 3-4 inspections every 3 months plus any maintenance they choose to do, and they will give you a range of up to 5 days that people could come in your apartment.
-The leasing agents dislike thier job and will do the bear minimum to be in compliance with the law. Any concerns you have that legal action couldn't be taken against will likely be dismissed. If you ask 3 different people the same question, you will get 3 different answers or no one will know what is happening. I was told by one to buy a pest spray at walmart and another that it was against my lease. No one in the office knew what the construction was when I asked if it will impact me sleeping when getting off a night shift.
-The walls between apartments are thin, and living on the top floor, I can still hear my downstairs neighbor's conversations, and thier music vibrates the floor.
-Any issue with the apartment from a previous tenant- holes in walls, scratches in bath tub, peeling cabinents, will be left as is or fixed with a can of paint. If you expect clean, neat, and taken care of, you will have to wait 12 months before your lease ends to find a different apartment wehre you can get this.
-Your apartment will look nothing like the staged ones, and will likely be significantly more run down. Don't be fooled by the nice appearance of the leasing office like I was, because that is the only building in this complex the management company will put money into this office. If an appliance breaks, they will put the cheapest version of that appliance into your apartment.
There is so much potential for a little money to be put into improving the interior of these buildings and paying leasing agents enough to care.

Constant noise during the day between paper thin walls, leaf blowing, construction, archer rd and lawn mowers. it's an absolute nightmare for anyone that plans to spend any time inside.
I get my apartment treated every other week (that's as frequent as they allow) for roaches, use my own baits/traps/sprays and I can't eat inside without having roaches crawl next to/on me.
Don't be fooled by the cheap price. You get what you pay for, I'd rather live in my car than this dump.

DO NOT RENT HERE...HUGE ROACH INFESTATION!!!!
My daughter and roommates have been dealing with roaches since they moved in.
Girls have hired their own exterminator and have had the property exterminator spray apartment weekly and they are still multiplying. It has been 6 months and we are still dealing with this problem. The property management team is not getting to the root of the problem. They suggested the girls call every week to get on their list to have apartment sprayed.
Please read... the comments..this is a terrible situation. Girls moved in to a phase 2 (newer) apartment building in the complex in August. The kitchen was falling apart, which was amazingly the least of the issues with the place. The entire apartment is INFESTED with cockroaches. You see them crawling everywhere. Girls cannot keep any food in the kitchen because they are crawling across the countertop.
The management team has full knowledge that their buildings are infested with cockroaches, they move new residents in anyway. It is very unfortunate, this property has the potential to be great if only they addressed and resolved the cockroache problem.

Too many roaches and no effort to get rid of them. Maintenance guys put the blame on residents and threaten to pull money from security deposit if we don't clean the roaches.

I very rarely write reviews but I don’t want anybody else to have to deal with what I went through here. My boyfriend and I were moved in to a phase 2 (newer) apartment building in the complex in August. The kitchen was falling apart, which was amazingly the least of the issues with the place. The entire apartment was INFESTED with cockroaches. In the 4 days we actually stayed there we killed 30-50 bugs per day. We couldn’t cook or put any food in the kitchen because they were crawling across... the countertop. They were small cockroaches so it was clear they had made a home in the walls. We were not the only ones who had this issue. THE ENTIRE BUILDING IS INFESTED (DD), along with the buildings around it. We told the staff immediately and they said they would spray twice a week until the problem was solved but we were not willing to wait out the time until all of our personal belongings also became infested so we told them we were leaving. We terminated the lease and had to jump through hoops to remind them to send the forms, make sure we were getting our money back and we were still waiting to get our money back two months later. We didn’t even get all of August’s rent back. This left us a few days at best to secure a new living situation for the year, at a time where most places were full. Dealing with this situation left us homeless for a couple weeks and completely disrupted our school and work. Don’t take the risk of moving here just because it is cheaper and more spacious than most places.
Two weeks after we got all our things out, we were setting up the wifi for our new apartment and they told us that the complex had already moved new people into the unit because people were already using our wifi there. With the knowledge that the place was still infested with cockroaches, they moved new people in there anyway.
