This complex is in a decent spot for UF students but they are SO sneaky with all the little extra charges they come up with out of no where. And don't even think about asking them about them because they are extremely vague and just refer you to someone else for MONTHS until you're so frustrated you just pay. About 90% of the time when you call, their new phone line just connects you to a call center that doesn't know anything about the complex instead of connecting you to the front office. The... management is also extremely uncommunicative and rude.
Additonally, moving out is a NIGHTMARE.
Moving out:
- paying things is impossible because they delete your resident portal before you move out
-they are so disorganized that I was in and out of their front office for about 5 hours on move out day along with at least 2 dozen other people just trying to get everything taken care of
Seriously, save your money and DO NOT LIVE HERE. It might look nice on the surface with some of their upgrades but the management is unbearable. And they have a roach problem no matter what floor you are on... so there's that...

I moved here for the location and price. The new management is poor and the front office staff never know what is going on. They have repeatedly given us keys for our apartment that don't work. There are frequently problems with appliances and roaches. Our microwave was broken for a month and I was told I had to put in a service request every week if I wanted them to get rid of the bugs in our apartment. They also wouldn't spray in my room if I wasn't there. The apartments are disgusting upon... move in. Frequently packages and mail disappear. This place will gouge you for money. Old management had free parking. They painted over the free spots to make more paid spots and said there now 'aren't enough' free spots for everyone that wants them. Additionally, once I paid for a spot, I drove around for 20 minutes trying to find it. The office staff made it seem like I was dumb for not being able to find it. I asked and apparently no one in the office has a map of the parking spaces, even the management. Turns out the space they gave me didn't even exist. This happened to my roommate too. Frequently I will call the office with a question and get an "I don't know". Its not even their fault. the management does not communicate

Signet a contract and paid for a premium 4 bedroom apartment in March, just to walk in ON MOVE IN day to a standard old carpeted unit, that we did not choose or pay for. And all new management did is blame the old management for not keeping records of our agreement, which in no way or shape makes sense, since with agreement says it as well as the rent reflects the price of a premium unit. My son was moving by himself and I will follow him in 2 days, they gave him empty promises that they change... carpet, upgrade kitchen, while they are in the unit, I m sending my son to college not a construction zone. Very unhappy, very dissatisfied, and very unprofessional management. Last minute hands are tide to move him out or look for a new place. Zero stars

This has been the worst place I have ever lived. I have spent months complaining about the smell of weed coming from a downstairs apartment. Multiple emails, calls and visits to the office. I had to buy another air purifier and still no relief or compensation from this company. Asset Living and West 20 are trash who do not care about you as long as you're locked into their ridiculous leases. This isn't my first issue with them either. The place has outdated appliances that are inefficient and... cause the renters more money. The AC doesn't work right because this place is poorly insulated, so more money on utilities. Be ready to be towed. Be ready to be woken up by partying or fighting neighbors. Be ready for bugs cause the doors aren't flush and the vents a crap.

I have lived in a few different student housing apartments here in Gainesville but this has been the worst experience yet. I have never left a bad review because I am not that type of person so trust me when I say this place is horrible. My apartment was DISGUSTING upon move in. Luckily for them I cannot upload photos here to show you. My sink was leaking for a month before they fixed it.... AC broken twice in 3 months. Water is supposed to be included based on the lease yet I am charge every... month for it. Between my roommate and I (we live in a 2/2) our electricity bills have been about $250-$350 monthly.... they refuse to have our meters checked, will not give us a proper break down of the charges and will not even respond to our emails!! Even the regional manager ignores emails. Very unprofessional!
